Alliants, Hospiria partner to launch flexible rental platform


Hotel technology specialist Alliants has formed a partnership with rental platform Hospiria to launch a flexible rental platform called 1LiVNG for mixed-use developments.

1LiVNG aims to provide the combined strengths of Alliants and Hospiria technology to the residential real estate market including branded residences owned by hotels, timeshare owners and serviced apartments.

The integrated technologies aim to offer “modular” property management, an improved experience for owners, tenants and guests, multi-channel distribution, revenue optimization and customer relationship management capabilities.

The partnership is targeting North America, EMEA and Asia Pacific for growth and in a release said it could improve efficiency and deliver increased rates of return to asset owners by up to 25% by opening up new revenue streams for properties as well as a wider audience. So far 1LiVNG has more than 2,800 units in 75 destinations across 50 countries.

Merilee Karr, CEO of Hospiria, which is part of UnderTheDoormat Group, said it’s not for your “typical hotel room.”

“It’s for all those other diversified assets that are out there that have been shoe-horned into other technologies either residential real estate technology or typically hotel technology when those technologies were not built to accommodate this kind of complexity.”

She added that there’s a trend towards more diversification in the industry with investors investing in much more mixed-use developments with residential, hotel, co-living, serviced apartments and commercial.

“In order to meet the hurdle rates given higher interest rates and the higher labor cost environment, they’re having to be more creative about how they invest their money in these larger developments.”

A further trend she highlighted is the convergence of technologies for the first time with hotel technology companies and short-term rental technology companies no longer just focused on technology for their own segments.

“The partnership, as far as we know it’s the first time you’re bringing together a hotel technology company with a company built as a short-term rental technology company.”

She also said that the system enabled hotels to leverage the value of guests, regardless of where they’re staying, more efficiently and provide more choice for customers within the portfolio.

“Imagine you have a separate short-term rental or serviced apartment technology that doesn’t talk to anything in the hotel portfolio then they are missing out on upsell opportunities.”
